Initially planned as a renovation, this project grew into a custom, prefabricated new-build with a modest addition for a family of five.

In an effort to reduce the period of construction, the house was manufactured at Pacific Homes in Cobble Hill, BC. using export-grade materials and proprietary Smart Wall building panels. Framing of each floor was completed in 3 hours. The entire construction took 3 month. By re-building the house instead of renovating, we were able to remove all contamination resulting from moisture damage. Additional benefits from re-building include improved footings and foundation walls, concrete waterproofed with Xypex, walls insulated with Icynene spray foam, increased ceiling heights and reconfiguration of the house to better suit the family’s needs. The program was turned upside down – bedrooms downstairs with 9′ ceilings and walk-out patio, living upstairs with generous, lofty cathedral ceilings and an open floor plan. An abundance of natural light and thoughtful connections to the garden add to the feeling of spaciousness.
